A St Kilda garage has hit the market for almost $100,000 as a potential one-bedroom apartment.

The 55sq m roller-door building is at the back of a block of nine Art Deco units at 10/98 Grey St and has a $90,000-$99,000 asking range.

Jellis Craig Port Phillip’s Andrew Turner said he had been “inundated” with calls about the garage, with the majority coming from first-home buyers attracted by the affordable price and proximity to Fitzroy St, Acland St, the beach and Melbourne’s CBD.

Other interested parties include buyers wanting to store a vintage car in the garage or use it as a man cave, including people who live in the building’s other units.

“It’s the typical sort of brick garage with a tin roof and concrete floor,” Mr Turner said.

He said Port Phillip Council had indicated the garage could be transformed into a home if it and the building’s body corporation approved the plans.

“I think you could do something with the exposed brick and concrete, you could probably put a skylight in,” Mr Turner said.

“I think there would be options to create a cool pad for someone who wants to be among it all.”

The owners of more than 25 years use the garage – which could fit between three to four cars – for storage but do not live in the St Kilda block.

With a door opening to a communal courtyard and electricity, the garage has water and sewerage available – although whoever buys it will have to organise these connections.

Mr Turner said the garage had recorded more than 2100 page views at realestate.com.au since being listed on Monday.

The auction will be held February 25.

St Kilda’s $567,070 has a median unit price and $1.55m median house price.
