A Vaucluse semi has sold for a suburb record of $10m, $3m above expectations, as five buyers fought it out at a private auction last night.
The auction of the brand new four-bedroom, three-bathroom semi with double garage on a 450sqm block at 4A Greycliffe Ave had been scheduled for February 25.
But with so many buyers keen to snap it up early, Ray White Double Bay’s Adam Reichman made the call to bring the auction forward by two weeks.
When contacted today, Reichman was reluctant to discuss the result but other sources confirmed it sold for exactly $10m.

It’s understood bidding had opened at $8m and rose quickly from there.
He put the strong result down to it being an “extraordinary, irreplaceable product on a large land holding”.
Reichman confirmed there’d been five buyers who put forward offers during the private auction, with one of them only deciding to participate after the pre-auction open home.
All the buyers were local families, though downsizers had also been interested.
“They loved that it was a new build, with lift access to both levels, the double parking, level lawn, outdoor entertainment area and pool.”
The semi is also in one of the most tightly held streets in Vaucluse, if not the eastern suburbs, being opposite Nielsen Park.
It offered every mod con.
Measuring 288sq m of internal living space, the Hamptons-style design features a lower level with a free-flowing floor plan from the entry to the northeast-facing courtyard.
Both the front lounge room and the rear living space have gas fireplaces while the sleek kitchen has 80mm Carrara marble bench tops, a walk-in pantry and a vast central island.
This lower floor also houses a full bathroom, an illuminated wine cabinet, laundry and a side drying terrace.
On the bedroom level, four spacious rooms all have built-ins and big windows, and one has its own balcony with a leafy parkland backdrop.
The big main has a private balcony overlooking the backyard, a walk-in wardrobe and large ensuite with dual vanities. In the family bathroom there is another double vanity and a freestanding bathtub.
As well as having a harbour beach on its doorstep, the address is close to foreshore walks and Vaucluse House, and a short drive to Watsons Bay and exclusive private schools.
Records show the property is owned by Rohan Macarthur-Onslow, whose firm Echelon Products makes prestigious modular inbuilt wine racks for cellar, kitchens and cabinets.
The record for a semi in the eastern suburbs is $11m for 144 Hewlett St, Bronte, sold by PPD principal Alexander Phillips in October 2021.
